2016 - 2018 CORE Course TRID Safely in a Flood of Disclosures Course number (CEC 2631)4HR The course will introduce licensees to the following: The Consumer Finance Protection Bureau (CFPB) designed the pamphlet “Your home loanTool Kit: A step-by-step guide” to help inform buyers about their loan choices. Although lenders are required to provide the Tool Kit within three days after loan application, there is no requirement that anyone review the material with the borrowers. The CFPB encourages real estate licensees to share the 28-page pamphlet with their buyers, earlier rather than later, in the real estate transaction. Through the ToolKit, borrowers are educated about mortgage loans that will help borrowers to choose the right loan for them. The Consumer Financial Protection Bureau (CFPB) combined Truth-in-Lending (TIL) and Real Estate Procedures (RESPA) disclosures into the new Loan Estimate (LE) and the Closing Disclosure (CD). While licensees are not responsible for the closing documents, they are in a position to help educate consumers, particularly buyers, in the closing process. as well as providing an explanation of these two disclosure and closing documents.
